I am not sure which state you are in. In our state commecial buildings require a state design release once an engineered set of prints have been subitted to the state building commission. The state fire marshall then designates fire rating of the building.

Normally if the addition you are adding if used as an extension to the existing office no fire wall would be required. If the addition creates a dual occupancy due to differing fire ratings or multiple independant occupants will occupy the two spaces like a double would be then there would be a separation wall required fire rated. The fire rating would depend on the two differing fire rating of the occupancies and total square feet.
