Hi, everyone, its been a while since I posted here, we got another house!

we are a month and 6 days into the rehab.
So far all the the old plaster/drywall/fiberboard is off the walls . and the electric/plumbing/cable/tv wiring is complete, we will be installing all new windows starting tomorrow.
Got a great deal on the windows, home depot, accidently gave us 30% off haha , we didn't complain! It was from combined special offers, 21 single hung windows for $1600 +tax (round abouts) out the door.
Got a new miliwakee right angle drill , hah thats a nice little toy there! it twisted out an auger bit!! that thing has soem power to it!

So far the plans are a whole new deck on the back, we've already installed a 200 amp service, its had a new 90%furnace can't complain about that, and we will be installing siding.

Lookin good so far.. We got one of those rental water heaters here too. Yours looks different from ours, We got the 105 gallon model. I do like it. We get a discount on our electric bill that covers the cost of the rental. Had to have repair out twice so far (one was a lightning hit on the controller, was almost 2 days before we found out the thing was dead.). Both times were ok (i got a good story about the 2nd service call if you wanna hear).

They tried to raise our rates a year ago, I called and complained. I hinted at getting rid of the the thing and they dropped my rate 2 bucks a month and locked it in for a few years. That will be up soon, gotta see what other tricks they have up their sleeves. IT was 12$ a month when we moved in. Went up to $14, then tHey wanted to raise to $16, i said no, so they locked us at the $14. They even offered me the heater outright for $50, since it was at the end of "their" service life. We gotta move it from the laundry room to the garage soon (I hope). If it survives the move, i'll buy it out from them, wait till it dies, then go back on the plan.. I'll have the new heater installed within a day..all for free. :D But, by far, it is one of the most efficient heater's Ive seen. It's huge because it holds your whole day's supply of hot water.

Hey guys.

Thanks petey, it is a good house, it will make a nice family home when we are completed, the neighbors are great.

Mr T, yeh that is the 80 gallon model, it was there when we got the place, and its cracked so we have to figure out a way to get rid of it, we will be calling the company listed on the heater soon.

These were pictures from Febuary 26th (http://photobucket.com/albums/v37/rsawarhawk/rehab%20housing/rosehouse02/feb26update/) Since then we have taped all the drywall and are nearing the 3rd coat in most areas Also the 40 yard dumpster has arrived and I am hauling everything into it.

Also I completed the electrical panel, probably my best job I've done in one. I'll haev picutres ofit in the next update.

Also we are having the siding, soffit and gutters installed soon and we will be buying the deck and cabinets for the kitchen and then baseboard work and finally carpet then the place is done. we have a 10% off deal from lowes :D won't they be surpised hehe

You know , I am always so happy when I see someone take a long forgotten POS and turn it into a nice home, but what is even more pleasing is that you are going the extra step to do a great job. I've seen jobs that guys have done that they claim to be "some of the best work they have ever done" and when you look you see all sorts of short cuts, like one that junction boxed a garage feed and then ran three outelts and fourteen can lights from it, all the time saying "won't be my problem" or the one guy who drilled a 1/2" hole through the top section of a 1 1/2" bath drain by mistake and said " It'll be years before anyone notices".
So it's always refreshing when you actually see that someone does really care how they do their job.
Congrats to you Newguy, it's looking good.

They should come and get it for you. It will be a local farm-out contractor doing it.

House is looking good. Our rehab is going slow here. Money is tight due to my wife's job (cut back), and ive been busy with my new job. Some year I'll get pics of our project up.
