Painting/Staining T-111

We have a building that is sided with t-111. We have never painted it (for about 3-4 years) because the dealer said not to for a few years. Also, I hear that certain products lead to delamination. Don't want that to happen.

What is the best product to use to paint or stain t-111?

It might be hard for us to prime and then paint, so is there any kind of product that works well?

What I found to work the best is a penetrating stain or paint. This product will absorb into the grain much better than regular paint.
