View Full Version : rheem 21V40-7 water heater problems with burner

hello. I'm currently renting a home with a rheem 21V40-7 water heater. My landlord sent out some maintance people to check out the problem. The first thing he noticed was the blackened side of the unit close to where access to the pilot light is. When he lit the pilot light and slowly turned the burner on, flames came out unexpectedly in a high volume (contrary to the position of the dial). He said it was a problem with the burner and that he would have to return with the right parts to fix it or something (this really exceeds my realm of comprehension). For the time being tho we were told to not use the water heater.

When they came back and tried it out again it was working fine and they left without doing any repairs. It's been a couple of months since and our pilot light went out again. I followed the necessary procedures (smelling the ground for gas and all that good stuff) and relit the pilot light only to find that the burner was spurratically releasing a flame which reached outside the access compartment for lighting the pilot light (same thing it did the first time a maintance man came out).

This is a cause of concern for me because if the maintance people to do not do their job and diagonis the issue, I'm worried that the pilot light will blow out again from the excess flames and contuniously release gas. And should that happen and my roommate or I so much as turn on our gas stove to cook something then our young lives will be cut short or made very difficult.

Our contract states that any issue which creates an unsafe living condition or renders the premises or property untenable must be fixed within a reasonable time period.

Any comments or information anyone else can provide will be much appreciated. I was basicly wondering if I have a real reason for concern and if I'd be justified in screaming at my landlord for not handling the issue more appropriately.

You definitely should have that looked at. Black build up is from soot from incomplete combustion. Probably needs to have pilot cleaned and adjusted, new thermocouple, and a burner cleaning. They should probably check the manifold pressure as well, and make sure the flue is venting ok.
