Hi Folks,
I'd really like to add a detached 2-car garage to our lot and it's one of the few things that the city isn't retarded about having a million hoops for. I'd like to get some opinions on my approach. First, we're talking a basic 20x24 structure. I could get one from Tuff Shed, including the pad for $14k. There's something to be said for the ease of having them do it in 10 days.
I'm comfortable with most of the aspects of building it myself. I would have the pad done and go from there on my own. Probably have someone do the garage door installation. I'm trying to figure out if the savings would be worth it. Also trying to get a sense of whether anyone else thinks this is an easy project, or I'm in for some surprises.
this really won't be something I want to do just for fun. What does anyone think a modest garage should cost in materials? I'll buy a plan, but I don't want to dump $150 into that until I have some sense of whether I should undertake this. what do you think?

I'm about to build a detached garage myself 20" x 32", the slab is about $4K, trusses and LVL's $2.5K, framing and window and doors $3K, roof (including sheathing) $1.5K, garage door $1K (insulated), siding $1K
gutter and misc. stuff $2K. Brings the job cost to about $15K that's with me doing everything but the slab.
My trusses are expensive because of the way the roof is shaped and the total length they need to run unsupported. In your case you may well have a simple and much cheaper rafter system.

interesting, are you putting the door on the long or short side of your building? that seems like a lot for trusses!

I think the $14k tuff shed option sounds pretty good. anyone have one? what do you think of it?

The garage door goes on the 20' side the trusses need to run 32' unsupported.
