Hi,

I got one of those water pressure testers and put it the faucet. The general reading is 40lbs. When I left it on over night it spiked to 130 lbs. (it has a guage that records the highest water pressure) I understand that anything over 80 lbs is bad. But what is bad? Is it the water regulator? I heard that thermal expansion from the hot water heater can make the water pressure spike too.

any idea what I should fix or replace?

The above link is a good start in knowing about water pressure.

If you have a PRV on your main line then I can say that most likely it is defective UNLESS there is no expansion tank on the water heater.

I have installed a thermal exspansion tank and now the pressure is nice and even. It was a quick fix. Thanks for your help.
