Many jurisidictions have adopted the International Residential Code, Appendix F, Radon Control Measures.

Typically the sump hole drainage conduit is utilized to extend a low pressure field generated by the inclusion of an exhaust fan to creat Sub-Slab Depressurization. These conduits feed into the sump basin which needs to be sealed to prevent the loss of conditioned air(increased heating & cooling cost) which can cause backdrafting if the heater burns fossil fuel.

The Code requires that the sump hole shall be sealed, and all conduits feeding into the sump hole shall be trapped to prevent the loss of conditioned air and to enhance the low pressure field. The code also requires a trapped drain if the sump hole is the only relief for excess surface water.

It is customary to drain hot water pressure relief valves into the sump hole as well as AC condensate drainage conduits, laundry tray catch basins, stair well drains, and sometimes de-humidifiers.

There is a major problem with water traps THEY DRY UP, AND THEY GET CLOGGED WITH DEBRI!! In addition it is necessary to install a submersible sump pump when sealing the sump hole.

All of these problems are eliminated if the builder installs a "RADON-WELL/SUMP-BASIN", US PATENT 5,836,815. The RADON-WELL/SUMP-BASIN eliminates the need for water traps, floor drain, and submersible pump. In addition, the sump hole is open and allows for replacement of the sump pump with out breeching the sump hole. This device sells for $149 plus shipping
