View Full Version : SF Buried, 200A Panel replaced!!

Accomplishments:
The SF is now buried
200A panel with the corroded lugs has been replaced w/new 200A panel
100a subpanel rewired, just about ready for the genpac to be installed
Electrician rewired everything, I just need to re-document the breakers

Garage foundation started in mid-July, that is when the trenches were dug
3rd or 4th electrician later (should have called him 1st) and the work is almost done.

Spring will mean lots of re-landscaping

I have some piles of dirt that will be turned into graves for Halloween

I also had the plumbing pipes moved up. One leak I ended up fixing myself.
It was fixed...but still leaking, so I decided to take it apart & redo it
Furnace guy will be here next week to clean the boiler
Wife wants heat!!

and with a broken rib this past summer I did not get any wood split :hmpf:
So it's going to be an oil heat year...save the wood I have in case of a power failure
But then again, the generator will be setup to run the heating system if that happens!!

3 years here in November, and finally feel like I am making some headway

Three years!?! Damn, you're slow. LOL!

I'm three years into my fixer as well. And I just did the service entrance and breaker panel. And I'm also planning a complete kitchen. Sound like we're moving at exactly the same speed! I'm originally from the Boston area, maybe that has something to do with it.

Had visit from structural engineer yesterday. Hopefully he'll get back to me quickly and I can start ripping out the load bearing walls!

Well, I didn't list all of the accomplishments, I've actually been a busy bee:willy:

I started the 2nd year we were here - July - 1st building permit
Due to a stream on our property we had to go before the Conservation Committee for approval.

So we decided to put everything on the Conservation permit that we wanted to do:
Dormer the back of the Cape- all rewired, needs inspection includes:
....New roof w/4 skylights installed & 1 suntube
....new walk in closet
....new steam shower, Radiant floor heat to be installed
Reshingling the side of the house - let it go natural
Enclose front 6' x 10' porch w/skylight, waiting for inspection
Add 10' x 10' addition to pool cabana, waiting for inspection
....built on a 8"x10" mini foundation to keep mice out -18 bags of concrete if my back reminds me correctly
Built 7'x 10' greenhouse off the back of the house, waiting for inspection
24' x36' garage/addition foundation just poured

Also completed:
Planted 6,000+ Fall bulbs in new gardens
Added 310'+ linear feet of gardens (3' - 5' wide), planted perennials
Add 10' x14' veggie garden off the back of the house
Planted over 4 dozen trees - apple, plum, almond, cherries, birch plus more
Planted a couple dozen bushes, butterfly, plus others
Dig out dirt from side of house to level off behind the pool
Gutted & redid downstairs bath - custom tiled & Jacuzzi tub. Radiant floor heat to be installed
Rewired basement & replaced "shocking" lights
Retro-fitted hard wired smokes into 1st floor
Replaced almost all windows in the house - new 4' x 5' picture window in the front
Added outlets on the 1st floor in different areas as needed
Replaced 3 basement windows
Installed new front door
Installed almost 1000 pavers as new front, back, & pool walkway
Dug up & redirected pool backwash pipe that was going DIRECTLY into the stream!!:banghead:
Leveled out an area & poured (more bags of concrete) a pad for a hot tub
Just finished bleeding all the radiators in the house - after I realized that they have never been done since I lived here (furnace was cleaned)
Dug up pool cabana & re-plumbed new pump & filter
Installed solar heating system for pool
7 trees cut down, (1) 52" across - most wood cut up & split
Installed & setup 240g saltwater fish/coral setup (my hobby)

Plus the normal painting inside for a new house

plus...plus...plus...been very busy :itsme:

This summer was a "lost" summer. My son was born on July 13th, July 17th I broke a rib...very little completed this year :(
